We only buy small and medium sized apartments 10 to 350 units.  Our criteria is that the apartments must have a good solid foundation.  Can be a rehab or non rehab property, and can not have any signs of fire damage to the structure.  Your apartment does not have to be in perfect condition but has to meet the criteria.
